Free Tour Offer Terms

Last updated 7 September 2026

These terms apply to the free 360° tour offer at /free-tour. They are between you and Spatia ("we", "us"). If you also hold a Spatia account, our general Terms & Conditions apply to that account; where the two conflict for a free tour, these terms take precedence. How we handle personal data is set out in our Privacy Policy.

1. Who the offer is for

The free tour is offered to UK estate agents, letting agents and other property professionals, acting in the course of a business, in respect of a property they are instructed to market. A sole trader or self-employed agent counts; what matters is that you are acting for purposes relating to your trade or profession, not the size of the business. It is not offered to consumers, and it is not offered to people marketing their own property. By requesting a tour you confirm you are acting for those purposes, and you accept that consumer contract rights, including statutory cancellation rights, do not apply.

We may decline any request, without giving a reason. Nothing here obliges us to build a tour.

2. A limited number of free tours

The offer is limited to a fixed number of free tours, allocated in the order requests are received. Where we show a number of spots remaining, it is the actual position rather than an estimate.

Once the allocation is taken, you can join a waitlist instead. A place on the waitlist is not a promise of a tour. It means we hold your details and will contact you if we reopen the offer or a place becomes free. We may never do either, and we are not obliged to. You can ask us to remove your details at any time.

We may change the number of free tours available, extend the offer, or end it entirely, at any time. Doing so does not affect a tour we have already agreed to build for you.

3. What you get, and what it costs

We take the photographs already published on the listing you send us and generate a navigable 360° virtual tour from them, hosted by us at a shareable link. We aim to return that link within 24 hours of your request. That is a target, not a guarantee, and we are not liable for missing it.

The tour is free. There is no charge, no card required, no trial that converts into a subscription, and no obligation on you to buy anything at any point. If we later offer you a discount on a paid plan, that is an offer you are free to ignore.

The quality of the tour depends on the photographs available. Producing a full 360° view requires images covering all angles of a room; where the listing does not have them, the tour will cover only what the photographs actually show. We do not invent parts of a property that were never photographed.

4. The photographs — your rights, and your responsibility

By submitting a listing link you confirm that, for every photograph on it, you either own the copyright or hold all rights and permissions necessary to have it copied, adapted, processed by our AI providers, published as a tour and hosted by us. That includes, where relevant, permission from the photographer who took the images, from the property owner, and under the terms of any portal on which the listing appears.

You grant us a non-exclusive, worldwide, royalty-free licence to use those photographs for the sole purpose of producing and hosting your tour. You keep ownership of them. We do not use them to train AI models, and we do not use them for anything else without asking you first.

You agree to indemnify us against any claim, loss or cost arising from a third party alleging that our use of photographs you submitted infringed their rights. This is the one obligation here we cannot soften: we process what you point us at, and you are the only party in a position to know who owns it.

If we receive a rights complaint about a tour, we will take it down. We will tell you when we do.

5. The tour is AI-generated — check it before you use it

Tours are produced by artificial intelligence from a set of still photographs. The result is a representation of the property, reconstructed from those images. It may contain visual artefacts, distortion, or areas that do not accurately depict the property as it stands.

You must review the tour before publishing it or showing it to any prospective buyer or tenant, and you must not publish it if it would mislead them. You remain solely responsible for the accuracy of your own property marketing and for your compliance with the Digital Markets, Competition and Consumers Act 2024, the Consumer Protection from Unfair Trading Regulations 2008 to the extent they continue to apply, the Property Misdescriptions provisions your redress scheme enforces, and any rules of a portal or professional body you belong to.

We give no warranty that a tour is accurate, complete, or fit for any particular purpose. It is provided as it is.

6. Hosting, withdrawal, and what happens if Spatia stops

We host the tour at the link we send you, and you are free to embed that link in your own listing, on a portal, or in your marketing, for as long as it remains live. We do not charge for hosting and we do not impose a time limit on it as part of this offer.

Hosting is not permanent, and this is the part to read before relying on it. We may remove or disable a tour where we receive a rights complaint, where the tour is being used unlawfully or in a way that misleads, where you ask us to, or where we discontinue the free offer. Except where we are required to act immediately, we will give you reasonable notice.

If Spatia ceases trading, or stops offering free hosting, free tours will be switched off. They are hosted at our own cost, out of a business that has to pay for itself; if it does not, the hosting ends with it. Where it is within our control to do so, we will give you at least 30 days' notice by email first.

You can keep the tour either way. If we withdraw hosting — for your tour alone, or because the offer or the business is ending — you may ask us for the panorama image files generated for your property and we will send them to you, free of charge, in a standard image format, so you can host the tour yourself or use the images elsewhere. Ask us at the address in section 10, at any time while the tour is live and for 30 days after it comes down. We grant you a perpetual, worldwide, royalty-free licence to use those images for any lawful purpose, subject to the rights in the underlying photographs remaining as they were. What we cannot promise beyond that is the hosting, the viewer software, or a working link.

We cannot send the files where a rights complaint or a legal requirement is the reason the tour came down. Because the tour may be removed, you should not rely on it as your only record of a property, and you should keep your original photographs.

7. Marketing

We will email you about your tour — that is how we deliver it. Because you asked us about our services, we may also send you occasional email about Spatia's own similar products and offers. You can opt out at the point you request a tour and in every email we send, using the unsubscribe link. We act on it immediately. Full detail, including your other rights, is in our Privacy Policy.

8. Our liability

Nothing in these terms limits our liability for death or personal injury caused by our negligence, for fraud or fraudulent misrepresentation, or for anything else that cannot lawfully be limited.

Subject to that, and because the tour is supplied free of charge: we are not liable for loss of profit, loss of business, loss of an instruction or a sale, loss of goodwill, or any indirect or consequential loss, however arising. Our total liability to you in connection with the free tour, on any basis, is limited to £100.

These limits do not apply to your obligation to indemnify us under section 4.

9. Changes and governing law

We may change these terms for future requests; the version that applies to your request is the one published when you submitted it, and the date at the top identifies it. These terms are governed by the law of England and Wales, and the courts of England and Wales have exclusive jurisdiction.
